Not the best service. Tech didn’t have the equipment with him, had to make another appointment. Tech was nice but not very knowledgeable. Not my best experience with JMS.

When arriving at the customers house, I performed a leak check on their geothermal. I checked all the lines coming off the compressor. I found no leaks coming from there but when I started to check the coil, it started beeping 99%. I took it away put it on medium setting and it beat and I took it away again on low setting and it beat as well. I confirmed the unit not fit to be replaced. I gave a couple estimates to the customer.

A mouse has chewed through the wire for a second time I cut out that section of wire and resealed hole with a full tube of silicone. Condenser was completely plugged so I also clean that while I was here.

Performed AC tune up verified everything was working properly. Blower capacitor was changed. Recommend condenser capacitor replacement as terminals are rusty.

We will be extending the waterline to the new well tank that will be set by the well company when the new well is installed. Tied well tank to existing waterline and verified it was leak free as well as bled water off at kitchen sink.

Check system and found that thermostat wire was shorted out due to a rodent eating through the wires where it came to the wall. There’s not much slack there but I was able to isolate the two wires for cooling and electrical tape them so they would not short out anymore if anything else happens to these wires a new wire will have to be polled I was not able to access the thermostat wire from inside due to the ceiling being finished. I performed a quick check on the system and verified everything was operating properly however the unit does not have a filter in it it takes an 18 x 24 x 4 I let the customer know on the size and they are going to order. I also would recommend having a blower cleaning done due to it being dirty from not having a filter in there for a bit.

Found no leaks from drain or water lines. Found evidence of water leaking behind the tub spout also found water from shower sprayer hits tub spout right where there is an opening going behind the wall. Siliconed the tub spout and informed customer to give that a try and if it is still leaking we will need to go through with a new shower valve and trim kit.

Customer called and said that water was leaking under the kitchen sink. When I arrived on job site I did a thorough inspection under the sink and found that the supply line was leaking but due to the style of it everything under the sink needed to be cut out and rebuilt. I recommend replacing faucet and plumbing underneath the sink and customer approved. I then replace the faucet and stops and rebuilt stop going to dish washer. I then verified everything was leak free and cleaned up work area.
